Get Your Roof Ready for Spring
Now that snow and ice have moved out, you have a clear view and safer access to what’s happening overhead. Harsh winter conditions may have been hard on your home’s roof, but spring isn’t always easier. Heavy rains and wetness often accompany warmer weather. Make sure your roof is up for the task of whatever drops by inspecting your home’s roof, performing seasonal maintenance, and repairing or replacing any problem areas. Look Up
Even if your roof is relatively new, you can’t rely on age alone to determine the condition of what’s above. Outdoor elements can cause all kinds of problems, so it’s best to inspect the top of your home to ensure that it’s in good condition. Here are some warning signs that may need more attention:
- Missing shingles: Heavy winds and storms can rip the shingles right from your roof. If you notice patchy areas, you’ll want to repair or replace your roof to prevent water and pests from finding their way in.
- Granule loss: You don’t always need to get on your roof to see if your shingles are deteriorating. Look for granular debris in your gutters and downspouts. This is a sign that shingles or the entire roof need to be replaced.
- Warped shingles: For the most part, shingles should lie down flat to the roof. If you notice curling, bubbling, cracks, or bent corners, you may want to consider replacing shingles as they could easily break free from the roof amidst a heavy storm.
Keep Up
If your roof looks to be in good shape, keep it that way with routine maintenance, including:
- Cutting back overhang. Tree branches, bushes, and vines can cause damage to your roof if not trimmed back.
- Cleaning. Areas of your roof, especially those not in direct sunlight, may be prone to mold or algae growth. Hire a roof cleaning specialist. They are equipped with the cleaning tools needed to clean your roof without damage or reducing the life of your shingles.
- Clearing gutters. Clogged gutters don’t allow water to drain properly from your roof, which can lead to increased wear of your roofing material as well as the potential for water damage to both the interior and exterior of your home.
Tear Up
If your roof is showing signs of deterioration, instead of spot repairing in multiple places, it may be time to replace it completely. In addition to the warning signs mentioned above, here are a few other indicators that it could be time for a roof replacement. - Age: Most traditional roofs last between 20 and 25 years. If your housetop is approaching that timeframe, it might be time for a new roof.
- Neighbors: Neighborhood homes are often built at the same time, so if those around you are getting new roofs, it’s possible your time to do so is coming soon.
- Bad weather: As mentioned, the weather--no matter what the season--can do a lot of damage to your roof. While one storm may not cause a need for replacement, lots of storms could. Following periods of bad weather, keep an eye overhead to make sure your roof’s condition doesn’t change for the worse.
